 These Terms of Use (“Terms”) govern your access to and use of the website, services, and resources provided by LHT Consulting LLC, doing business as Irma’s House LLC (“Irma’s House,” “Company,” “we,” “our,” or “us”). By accessing or using our services, you agree to these Terms. If you do not agree, you may not use our services. 

 By using our services, you represent that you are at least 18 years old and legally able to enter into these Terms. 

Irma’s House provides consulting and support services for 245D crisis respite and community residential providers, including but not limited to: client referrals, real estate support, compliance assistance, training, and funding opportunities.

We may modify, suspend, or discontinue any part of our services at any time without prior notice.

 You agree to use our services only for lawful purposes and in compliance with all applicable laws, rules, and regulations. You must not:

• Misuse or interfere with the proper functioning of our website or services.
   
• Use our services to infringe on the rights of others.
   
• Attempt to gain unauthorized access to our systems or networks.

 All content, materials, logos, and trademarks made available by Irma’s House are the property of LHT Consulting LLC or its licensors. You may not copy, distribute, modify, or create derivative works without our prior written consent. 

 You agree to indemnify and hold harmless Irma’s House from and against any claims, damages, liabilities, or expenses arising out of your use of our services, violation of these Terms, or infringement of any rights of a third party. 

 Your use of our services is also subject to our Privacy Policy, which explains how we collect, use, and protect your information. 

 We may suspend or terminate your access to our services at any time, with or without cause or notice.

 These Terms will be governed by and construed under the laws of the State of Minnesota, without regard to its conflict of law principles. 

 We may update these Terms from time to time. Changes will be posted with a revised “Last Updated” date. Continued use of our services after updates constitutes your acceptance of the revised Terms.
